Since the inception of Humford Management in 1996, assets under management have grown considerably to over 7.5 million square feet. This growth is attributable to our focus on creating value for our clients, integrity in all we do, and an emphasis on best practices and continuous improvement.

Humford uses an “ownership style” approach to creating value in real estate. We think like owners by taking a comprehensive and proactive approach to maximizing a property’s cash flow and value. We start by understanding each client’s investment objectives and then execute strategies to achieve them.

We have developed unique systems and processes that provide a high level of consistent service for our clients and tenants. Humford utilizes a flat organizational structure to keep our decision making and service delivery close to the property.

For each new property that we manage we perform a lease audit to ensure that lease documentation is complete and accurate, and that all rents and cost recoveries are properly calculated and collected. We emphasize accuracy in documentation and in the details that flow from leases, such as rent rolls.

Our property managers, building operators and project accountants work together on each property to ensure delivery of results consistent with the owner’s objectives. Accounting and reporting is a recognized strength of Humford. We provide accurate, timely and  meaningful financial and operations reports, assisting in decision making and therefore, better results. Our accounting department works very closely with our operations staff in preparing our monthly reporting packages. We have the ability to customize our reporting to suit the needs of our clients.

We have a reputation for providing excellent service to our tenants at competitive operating costs through diligently planning and monitoring all aspects of the operating budget. We proactively manage all operating cost categories. Humford was one of the first  property management companies to focus on saving utility costs through energy efficiency renovations and energy contracts.

Humford has earned a reputation for integrity, professionalism, accuracy, well-trained employees and excellent tenant response and communication. This reputation is considered by tenants when selecting a building and is a benefit in new leasing and in tenant retention.
