Humford Management has expertise and success managing construction and development projects; a key source of value creation in today’s market.  Projects we have managed range from tenant improvements to interior and exterior renovations, as well as new construction and development.  We proactively seek value creation opportunities for our clients with every property we manage.  Often this includes construction.  To aid in decision making and in cost control we have developed a proprietary Proforma worksheet for new construction and a unique Net Effective Rent spreadsheet for new leasing.

We recognize that each project is unique.  One of our strengths is the ability to use our depth of experience and contacts to match the best team to each project.  We have experience with construction, design, zoning and permit issues, and the environmental remediation of property.  We have excellent contacts in the development field including contractors, space planners, architects, engineers and land use and development planners. Depending on the circumstances we have utilized the construction management, design/build and the standard fixed price methods of contracting construction services.    

We have expertise with tenant improvements and the start up of new properties.  We proactively manage the turnover process with tenants, track warranties and work with the contractors to cure any deficiencies.  We believe that proper management of new tenants from execution of the Offer to Lease to move-in is essential to ensuring long-term tenant satisfaction.

Careful planning and cost control are crucial to creating value in construction projects.  We have experience and strategies to deal with maintaining project schedules and control of construction costs.  Approved Proformas and Net Effective Rent worksheets form the basis of our cost control with costs tracked separately in comparison to budget for each project.  Our accounting and reporting is a recognized strength of Humford and is a benefit to every project we manage.
